Acknowlege and Appreciate Yourself

Hello Everyone,

I came across this short article recently and I felt it was deserving of including it in my blog in its entirety. It's the second time recently that I either read or was instructed to start a "success journal", and I believe that it's a sign to really start one.

I think it would be a great idea for us all to produce this type of journal. It will help to get through those days when the feeling of being overwhelmed or not appreciated may come into play.

Acknowledge and Appreciate Yourself

With the year coming to a close, it's time to acknowledge and appreciate yourself for everything you've accomplished today, throughout the year, and in life.

How many times have you succeeded in the past month? Are you able to recall your successes as well as your failures and missteps?

Many people under-appreciate the little things they accomplish every day. And yet they can recall in detail all the times they have failed or made mistakes. That's because the brain remembers events more easily when they're accompanied by strong emotions.

You might recall graduation, losing 10 pounds, winning an award, or landing a highly sought after position. But do you include in your successes how you had a really great talk with your spouse, how you spent quality time with your teen, how you got all your list of things done for the day, how you learned to change your own oil, or got your fussy child to take a nap?

If you don't acknowledge your successes the same way you acknowledge your mistakes, you're sure to have a memory full of blunders.

Acknowledge your own success. Toot your own horn and don't wait for anyone else to praise you!

If you only remember the mistakes and failures, you won't be as ready to take risks that will lead to your successes. Build your self-esteem by recalling ALL the ways you have succeeded and your brain will be filled with images of you making your achievements happen again and again.

Take time to write your achievements down. Start when you were very young and think of all your achievements since then. Don't just pick the big things, write down all the things you take for granted. You can also create a log of success everyday and review it when you are faced with a new challenge. By writing it all down everyday, you're securing it in your long-term memory and it will become a part of what makes you tick.

Surround yourself with reminders of your success.

Put up pictures, articles, trophies, awards and other pieces that ring your attention to your success. Make your environment speak to you about your achievements. Be proud of them!
People like to be around those who have a healthy self-esteem and who are achieving their Goals. Commit to acknowledging your achievements and your brain will begin to tell you the truth... that you can do ANYTHING!

Say a Prayer for Kether

Hello everyone,

Although it's colder outside now than I really like it to be (I love tropical weather), and it IS the season that brings a lot of joy to all that welcome it, I was given sad news today that a dear friend of mine, Kether, was severly injured last night during a robbery in Costco's parking lot.

Kether was, for the lack of a better term considering the outcome, a brave enough person to go after the robbers after they drove up and saw her purse sitting in her shopping cart, and snatched it and started to drive off.

Kether ran after the thieves (female) and I've been told either jumped onto or in their white Ford Excursion SUV and tried to retrieve her purse. She was beaten and pushed off, or out of, the vehicle while it was traveling pretty quickly. She suffers mostly from head trauma due to the impact to the pavement.

I was told that Kether was on life support throughout the evening and most of today, but has since been taken off the support. She has been moved from critcal to stable condition, but is not out of the woods yet. The next few days will determine how well her recovery will be.

Please say a prayer for her, or at least keep her in your thoughts. I know most of you don't know her, but I feel that a lot more people wishing her well, and praying for her can only be a good thing. And while you're at it, keep her husband Kenny and their two small children, Kenna and Kyle, in your thoughts and prayers as well.

The month of December has always been a special time for me. I love the Christmas season for many reasons. This year, December has shown me that we all need to be careful out there, and to never take anyone or thing for granted. Live your life to its fullest, and live by the Golden Rule.

Get well soon Kether! We all love you and look forward to seeing you return home.

It's in the air. The rain is here...Summer is definitely over! :-(

Trouble Selling Your Home?

Trouble selling your home? Try sweetening the deal.


A soft real estate market is a lot like the breakfast cereal aisle at the supermarket. Suppose you have two virtually identical boxes of corn flakes. They both offer the same nutritional value, similar taste and can be had for the same price, but, if you had to choose, chances are your hand would gravitate towards the box that that has the Secret Decoder Ring inside.

Crafty home sellers know incentives are the prize at the bottom of the box. By offering buyers something a little different, they can improve their chances of selling their homes quickly and for the price they want.

Here are just a few of the ways home sellers can sweeten the deal with extras.

Cover the buyer’s closing costs
Many buyers, preoccupied with saving enough cash for their down payment, overlook their closing costs which, at between 3 and 6 percent of the sale price, can amount to several thousand dollars extra. Offering to pay them on behalf of potential buyers may be just the push they need to close the deal.

Help the buyer get a better mortgage rate
Another potential deal sweetener is to offer to purchase discount points on the seller’s mortgage. Discount points are purchased up front in order to secure a lower interest rate on a mortgage -- the more that are purchased, the lower the rate. In most cases, one point is equivalent to one percent of the loan amount and will reduce the interest rate by .25 percent.

Discount points may make your home more attractive to buyers in that their monthly payments over the life of the mortgage will be lower. Plus, it enables you to advertise your home with the offer of “below market financing,” which may draw in more potential buyers.

Throw in some freebies
If you’re planning to purchase new furniture, appliances, curtains or light fixtures for your new place and the ones at your current home are in good condition, try including them as value-adds in your purchase agreement. This works particularly well with first-time homebuyers who may not have much furniture of their own. Plus, leaving some things behind may even reduce the overall cost of your move.

If you don’t want to part with any of your possessions or fixtures, another low-cost incentive is to include a home warranty. Offered through insurance companies for around $400 (depending on the extent of coverage), home warranties are contracts that cover the cost of replacing or repairing major appliances that break during the first year after the sale of the home. Plumbing, electrical and heating systems may also be included under the home warranty.

Other attractive incentives that may lure buyers in are gift certificates, golf club memberships, airline tickets and even cars. These types of incentives do cost money, but they can go a long way in helping to get your home listing noticed. You may also consider offering them to your real estate agent as an added incentive to finding a buyer.

Overcome objections or problems
A less glamorous but often equally effective tactic to help close a sale is to offer to rectify any concerns a potential buyer may have with your property. Something as simple as offering to repaint the front steps, re-sod the lawn or adjust the move-in date might push a potential buyer off the fence. You can either offer to make the improvements yourself or to include a renovation allowance in your purchase agreement.

Avoid the 10 Most Common, Painful, Frustrating Mistakes First-Time Home Buyers Make

Buying a residence can be a hair raising experience. You will experience a roller coaster of emotions while finding the right place, securing the loan and finally moving in. For most of us, the first time home purchase is the largest investment we ve ever considered. The emotions of purchasing something so expensive and personal can often cloud our business judgment.

Most home purchasers do little or no research before they invest their nest egg. Doesn t it make sense to become as completely informed as possible before you buy your first home? This special report is designed to help you avoid 10 common and crucial mistakes. The right real estate professional can help you make good sound business decisions based on your personal situation.


1. Inspect, Inspect and Inspect - Go over the inspection report with a fine tooth comb. Make sure the report was done by a professional organization. For condo purchases go over the CC&R s, By-Laws, and Association Fees. Don t take anything for granted... inspect everything!

2. Imagine the Property Vacant - Your furnishings and decorations will be the ones filling this new residence. Don't be swayed by beautiful furniture; it leaves with the owner.

With your agent s help you should be able to view enough properties to get a good overall perspective of the home market. When you find the right property all the leg work will be worth it.

5. Utilize Your Team - By aligning yourself with the right real estate professional you will have an entire team at your disposal. Utilize your lender, title rep and agent. Each of them should work hand in hand for your benefit. Explore all the options before you sign.

6. Be Columbo - Check out all costs and expenses before you sign. Utilities, taxes, insurance, maintenance and home owner dues if applicable. Make sure all utilities (gas, electricity, and water) are on during tyour walk-throughso you can inspect everything in working order. Ask lots of questions and be very detail conscious.

7. Do a Final Walk-Through - Visit the property after all furnishings have been moved out to be sure there are no surprises. Be absolutely positive the property was left exactly as you had agreed upon in the contract. Things that could have been spotted in a final walk-through are often unintentionally overlooked.

8. Plan For Flexibility - Closing dates are not written in stone. Allow for contingencies and have a back-up plan. If you or the sellers need a little more time to conclude the final arrangements, don t let these delays upset or frustrate you. These types of circumstances are not uncommon in a real estate transaction.

9. If It's Not In Writing, It Doesn t Exist - All promises and discussions should be in writing. Don t make any assumptions or believe any assurances. Even the best intentions can be misinterpreted. Have your professional keep an ongoing log in writing of all discussions and get the seller s written approval on all agreements.

10. Loyalty Breeds Loyalty - Be open, honest and up front with your team. Hard feelings and disloyalty will cause head aches, delays or may even keep you from getting into the home you worked so hard to locate. Take the time to select the right team in the beginning and your first home purchase will be a pleasing and memorable experience.

Leave Your Troubles at the Door

I came across this short story recently and thought I'd share it with my family and friends. I know I've benefited from reading it many times. I hope you enjoy it as much as I did...

A young and ambitious man named John hired a carpenter to restore an old house. The carpenter had just finished a rough first day on the job. A flat tire made him lose an hour of work, his electric saw quit, and now his ancient pickup refused to start.

While John drove him home, the carpenter sat in stony silence. On arriving, he invited John in to meet his family. As they walked toward the front door, the carpenter paused briefly at a small tree, touching tips of the branches with both hands.

When opening the door, he underwent an amazing transformation. His tanned face was wreathed in smiles and he hugged his two small children and gave his wife a kiss. Afterward he walked John to the car. They passed the tree and curiosity got the better of John. He asked him about what he'd seen him do earlier.

"Oh, that's my trouble tree," he replied. "I know I can't help troubles on the job, but one thing's for sure, troubles don't belong in the house with my wife and the children. So I just hang them up on the tree every night when I come home. Then in the morning I pick 'em up, and there ain't nearly as many as I remember hanging up the night before."

Killer Pancakes?!

Hello,

I received this story by way of an email, and as I usually do, I researched it on one of my favorite websites to verify its validity. Much to my surprise it appears to be truthful.

Here it goes...

Dear Abby: I recently made a batch of pancakes for my healthy 14-year-old son, using a mix that was in our pantry. He said that they tasted "funny," but ate them anyway. About 10 minutes later, he began having difficulty breathing and his lips began turning purple. I gave him his allergy pill, had him sit on the sofa and told him to relax. He was wheezing while inhaling and exhaling.

My husband, a volunteer Firefighter and EMT, heated up some water, and we had my son lean over the water so the steam could clear his chest and sinuses. Soon, his breathing became more regular and his lips returned to a more normal color.

We checked the date on the box of pancake mix and, to my dismay, found it was very outdated. As a reference librarian at an academic institution, I have the ability to search through many research databases. I did just that, and found an article the next day that mentioned a 19-year-old male DYING after eating pancakes made with outdated mix. Apparently, the mold that forms in old pancake mix can be toxic!

When we told our friends about my son's close call, we were surprised at the number of people who mentioned that they should check their own pancake mix since they don't use it often, or they had purchased it some time ago. With so many people shopping at warehouse-type stores and buying large sizes of pancake mix, I hope your readers will take the time to check the expiration date on their boxes. - Sue, in Wyantskill, N.Y.

Well, who knew that pancakes could kill?! I sure didn't. I'll definitely be checking MY pantry now for any and all pancake, cake, brownie mixes, etc. just to be on the safe side.

Since we have a million kids living in our home now, not much of anything stays too long in OUR pantry. :-)

I hope you all are having a great week. The weather has been warm and wonderful.

Starting tomorrow we'll be able to enjoy the nice weather a little better. We just got concrete poured today for our backyard! What a joyous event! We have a patio!

Is There a Doctor in the House?

I think if Tristen could have one super power it would to be industructible. In the last 10 days he's had to go for x-rays on his arm after falling off a slide at the park, and just a couple days ago he fell off his bike and introduced his chin to the pavement. OUCH! A trip to the Urgent Care clinic, and 6 stitches later, he's almost as good as new.

We took him to the Ham Ln. Urgent Care in Lodi, and they took great care of him. They were very friendly and professional and help make a very nerve-wrenching situation go very smoothly. Kudos to the whole staff at Ham Ln. Urgent Care!

I told Tristen since he was wearing his helmet he should've turned his head to side and let the helmet take the fall. He looked puzzled at me, like maybe he was thinking "why do that, it might scratch the helmet?"

If that's not enough...Justin fell off his bike a few days ago as well, while at his grandma's house and broke his clavical (collarbone) on his right side! So, now he's in an upperbody sling to help keep his shoulder in good placement. The doctors aren't sure yet if they want to operate, or let it heal together its own way. He'll have a check-up every few days to see the progress of the healing.

I'm thinking the we should have the kids wear football uniforms at all times. At least when they're riding their bikes. :-)

I've started working with a new client the last couple days. They are wanting to buy a specific home in North Stockton to be near their parents. To do this, we'll need to sell their home in Lodi at the same time. Their current home is very nice. It's a 3bd/2ba, 2-story home with several decorator features and nice landscaping. Remembering Those Who Have Fallen

Today, on Memorial Day, I thought I'd share something of interest to myself, which involves a photo of an historic event that is of interest to us all.

This photograph (one of the most famous photos of all time) of Marines raising the American flag at the summit of Mt. Suribachi during the battle for Iwo Jima has become an enduring image of bravery and heroism.

My mother once told me when I was younger that my Uncle Orville, yes, I said Orville, was on the hill that day when this took place. He supposedly died on that hill with many other soldiers. He was my father's brother.

I never knew this uncle of mine because he died before I was even born. But I do think of him everytime I see this photograph, and I feel somewhat proud that I had a relative who may have stood side-by-side with these famous soldiers.

Regardless of what your personal or political views are surrounding the current or past wars that United States has been a part of, it is our responsibility to honor the men and women who have given their lives in the pursuit of defending our freedom, our honor, and our great country.

Closing Out the Week With an Open House

Hello to all, and thank you to everyone who attended my Open House today at 10316 Boulder Ridge Ct.

What a week it was! We all know the saying..."Thank God it's Friday!", but for me it's..."Thank God we survived!"

Ciara decided to chase after her brother Tristen with a sharp object, suggesting she was going to hurt him I assume. To turn the tides, Tristen decided to grab his bicycle helmut and crack Ciara in the nose with it to slow her down. It not only slowed her down, it stopped her in her tracks. Kids will be kids, but CAN'T WE ALL JUST GET ALONG!? :-)

I went to dinner this evening with my good friend Greg, and his brother Jeff, and his son. We went to Wing Stop off Eight Mile Rd in Stockton. If you haven't eaten there, and you like chicken wings, then this is the place to go. Several flavors to entertain your taste buds. We opted for the Spicy, Mild, and the Honey BBQ. Good friends and wings...Life is Good!

The Party's Over

Well, it's been a few days now and I think I'm still deaf in one ear.

Ciara, one of our new kids, turned 8 years old on Tuesday. One of her wishes was to have a slumber party. Who would've thought that 5 little girls could make SO MUCH NOISE!? :-)

Around 9:30pm Friday evening we had a surprise "who can scream the loudest" contest. I still hear a buzzing in my left ear. I think Ciara's friend Carsen was the clear winner. I didn't announce that to any of them because I didn't think our windows, or neighbors, could handle a rematch.

It was a fun evening though. The girls got to play Bingo, have a hoola-hoop contest, limbo to Jamaican music, make beaded necklaces and bracelets, eat pizza, and of course the Tinker Bell cake and Neopolitan ice cream was a big hit.

The next morning all the guests were up at 7:30am! They went downstairs to find something to eat. Barb woke up and offered to make pancakes for them, but they gracefully declined in favor of the multitude of cold cereals on display in the pantry. Ciara, being the nightowl that she is, like us, was off in lala land still for quite sometime.

When she finally awoke, Barb then proceeded to make the promised pancakes for all. With full bellies for all, it was the end of an era. The Twilight Zone era of five 7 & 8 year old girls in one house and having a great birthday sleepover. Fun times for all!

Ciara had a wonderful time, and Barb and I appreciate the parents who allowed their girls to come into our home for a fun celebration. Thank you!

Happy Birthday Ciara! I'm glad you're in my life and have made it possible for me to understand the true meaning of "a girl's night out". :-)

Windy Days and Mondays

Wow, what a windy day it was today. I guess that would be yesterday since it's passed midnight now. I blame my late night hours on Barb because she's always up late getting anything and everything done that she can before getting ready for bed. She says that I've always been a night person too, but then I reply with "yes, but not an ALL night person!" :-) You'd think I was part BAT or something. Oooh, dare I say it? (Inside joke for those of you that know me)



Monday was a good day. I know that most people seem to dread it because it starts the work week. Fortunately for me I love what I do. I really enjoy helping people with their real estate needs. It's exciting to be on the "hunt" for just the right home to match with a person or family. It's personal for me. I like to get to know my clients. What they like and dislike. They're wants vs. their needs, and then scour the MLS to uncover the perfect home for them. I know this'll sound weird, but when that happens, the hairs on my left arm stand on end. It's been accurate probably at least 80% of the time.



I also really enjoy helping someone sell their home. I love helping a seller "design to sell" their home. Their's a difference between decorating and designing, or better known as "staging" a home. When you decorate you're usually doing so to suit your own needs and personal taste. But when staging, you are making the home look pretty much impersonal so that you appeal to the taste of the masses. One of the hardest parts of helping a seller prepare their home to put on the market is getting them to understand that we're not selling THEM the house. Let myself and Barb, who helps me a lot in this area, do what we do best, and that's dress up their home as best as possible to accentuate it's positives.



Barb and I have a service called Stage Rite Designs. We mostly will use our combined talents and love of decorating to help real estate clients prepare to sell, but we have on occassion also helped people decorate and design their interiors to give them a sense of moving into a new home without having to pack. Wow! What a difference! This home seller was very trusting to take our advice and change the carpet to a more neutral color, rearrange the furniture, get a custom mantel installed, different pictures, etc, and Voila! You see a home that is beautiful and ready for new owners.

Let Me Try This Again!

Hello everyone!

I had every good intention of starting a consistant "blog", but unfortuantely I let myself get too busy with everything else going on in my life, that I initiated the blog with a "Grand Opening", but never let it get fully underway.

Well, I'm back to get this going in full swing, in hopes of staying more in constant contact with all of my friends, family, and clients. And of course, anyone else who would like to join in.

By all means, feel free to pass along my blogsite to anyone you'd like. The more the merrier.

I plan to keep you informed of many things...The local real estate market, which of course is what my main function is, along with local and even national news of interest.

I might even throw in a joke or two. For those of you that know me, that'll be business as usual. ha!

I hope this blog becomes a place for everyone to check in on from time to time to see what's going on in my life, as much as I hope to see what's going on in yours.
